*Santa Margarita Water District Headquarters Building and Maintenance Facility,
Rancho Santa Margarita, California
Designed a 42,600 s.f. office building with a 26,600 s.f. maintenance facility. Two 60-ton self-contained, air cooled, V.A.V. rooftop units with air foil supply and return fans and terminal H.W. reheat served the office building. Also, potable and reclaimed water systems were designed and separately metered. Reclaimed water served landscape irrigation, toilets and urinals.
Maintenance facility contained operations area with gang showers, welding shop, paint spray booth, truck service bays, meter repair shop, electrical shop and warehouse.

Renovation of Burns Fine Arts Facility
El Camino College, Torrance, California
Engineered 450 ton chiller plant utilizing primary/secondary chilled water pumping. Replaced two large worn out centrifugal chillers (~ 1.1 KW/Ton) with (3) screw chillers for maximum step capacity control and efficiency. Utilized EMCS to stage chillers based on chilled water return temperature and control secondary pump variable frequency drives from output received in building a 1/2 mile away.
Engineered EMCS for college campus serving 16 buildings and over 60 mechanical rooms.
Engineered 360 ton chiller plant utilizing primary/secondary chilled water pumping. MEDICAL
*Irvine Medical Center, Irvine, California
Engineered and designed HVAC Systems for five-story bed tower. Value engineered system for economy and energy efficiently. Utilized Pace constant volume air handling units with terminal reheat.

Cricket Switch buildings in Virginia, Maryland, Illinois and California.
*Rancho Waste Water Treatment Plant, Temecula, California
Designed HVAC systems for headworks building, blower building, grit chamber, sequencing batch reactor and solids dewatering building. Odor control was accomplished using Purafil deep bed scrubbers for exhausted air. Due to the corrosive nature of effluent, all fans and ductwork was F.R.P. Noise from industrial blowers was attenuated with sound traps and acoustically lined concrete ducts.
*Medical Molding Company, Costa Mesa, California
Designed chilled and condenser water system with 100-ton chiller, redundant cooling towers, pump and piping to serve injection molding machines. For critical medical component production, a 1800 s.f. clean room environment was designed with low returns, high air flow and 90% filtration. The design incorporated phasing of construction areas to minimize downtime and loss of production.
*AT&T, 255 - 2nd Street, San Bernardino, California
Generated a 2 through 10-year refrigeration Master Plan to accommodate anticipated increases in telephone equipment. The impact was an additional 800 tons of chiller capacity along with ancillary equipment, space planning. Probable construction cost estimates were also included.
Replaced existing inefficient 250-ton chiller with modular type due to space limitations and energy savings. Applied an EMCS full building automation. Installed (4) 900 KW generators in the basement with cooling towers, heat exchangers, pumps, piping and staged ventilation fans.
*GTE, 550 Elm Street, Long Beach, California
Added (2) 225-ton condenserless chillers, evaporative condensers, pumps, refrigerant and chilled water piping, redundant air handling units with variable speed drive and a EMCS to accommodate a new AT&T 5ESS switch for the Government. A tight deadline along with applying a new EMCS to existing equipment for full building automation made this a challenging project.
*Pacific Bell, 311 East Balboa Boulevard, Newport Beach, California
Complete renovation of mechanical systems which included 100% redundant 60-ton chillers, ceramic close circuit fluid coolers, pumps, piping and air handling units (while maintaining normal building operation). In addition, city codes required the replacement 300 KW generator to achieve a 50 DBA at 3 feet from generator room wall (property line) without using a remote radiator. Installed supply and exhaust air sound traps, acoustical louvers and sound absorptive panels on walls.
*Allergon Pharmaceutical Laboratory, Irvine, California
Remodeled an existing warehouse to a laboratory containing over thirty fume hoods. Installed 150-ton chiller, cooling tower, condenser and chilled water piping, pumps, air handling units and exhaust systems.
GOVERNMENTAL
*Edwards Air Force Base, California
Renovated physical science laboratory with new air handling units, chilled water piping, controls, zoning and air distribution. Analyzed special condition areas such as clean rooms, laser and engine test laboratories and tailored design to meet specific needs.
*Cold Storage Facility - MCAS, El Toro, California
Designed completely new refrigeration system to serve 3400 s.f. -0 degree F freezer, 1500 s.f. - 35 degree F refrigerated room and 650 s.f. - 50 degree F room. Refrigeration equipment included (2) 40-ton and (1) 20-ton compressors, air cooled condensers, evaporators, receivers, refrigerant piping and controls. Staged work to maintain normal operation during construction.
AMUSEMENT
*Lotte World Outdoor Theme Park, Seoul, South Korea
Designed HVAC and Plumbing systems for six outdoor Disney-style villages (total of 20 buildings). Also, performed construction management, field engineering and troubleshooting at site. Utilized hot water from central plant for heating. Designed reclaimed water system.
*Wild Bill’s Dinner Theater, Buena Park, California
Converted a bowling alley into a themed dinner theater with a 3,100 s.f. kitchen, 13,000 s.f. theater restaurant and 2,800 s.f. bar. Used (3) 27-ton package rooftop A/C units with indirect evaporative coolers (to precool 100% OSA).
